Job Summary

The Quality Maintenance Technician Level 3 (QMT 3) will be the Subject Matter Expert as it relates to Heating Ventilation Air Conditioning efficiency and performance for full mechanical repairs, preventive maintenance services, review of unit-level maintenance procedures for Sears Holdings Corporation facilities. The QMT 3 assists the stores/units in maintaining the standards and disciplines needed to positively impact in the reduction of energy KWH usage, and provides mentoring, coaching, and leadership to QMA, QMT 1, and QMT 2 associates. This position will provide training to support the activities of the Quality Maintenance Technician Level 1(QMT 1) and Quality Maintenance Technician Level 2(QMT 2) & QMA. Local travel is required, with overnight travel in remote areas of the region and country as requested by the RFD/RFM. This is a full-time position reporting to the District Facilities Manager (DFM). A person seeking this position must have a very strong mechanical aptitude, be highly skilled in all aspects of HVAC, mechanical equipment, electrical components (including control circuits – EMS ),. The candidate must also be a self-starter, have the ability to work with limited supervision and be proficient in completing tasks in the required time frames.

Acts as a consultant to District Facilities Managers (DFM) for repair and replacement projects.

Job Requirements


  • Responsible for maintaining, repairing and/or replacement of HVAC and energy assets, (eg) All HVAC components , EMS - Energy Management Systems or components that energize SHC equipment under the responsibility of the facility organization
  • Responsible to verify 100% completion/execution of the scope of work assigned to the PM check as written and verify findings from the PM check is documented and acted upon according to what was discovered during the PM check performed by the QMT 1 and QMT 2
  • Coach, mentor and train QMT1, QMT2, QMA's & DFM in the technical aspects of their jobs as it relates to HVAC & Energy efficiency, expense & usage reduction .
  • Responsible for all aspects of equipment replacement projects below $40,000 from the identification of project's needs, the collection of supporting documentation and justification for the project, scope development.
  • Work with the DFMs and RFDs on a disciplined schedule to identify and prioritize capital replacement needs for HVAC & energy equipment that will help reduce KWH usage and maintain company approved HVAC standards with the store to maintain a customer an associate friendly experience
  • Drive exceptional customer service from QMT's and outside vendors.
  • Position requires travel to all district facilities and facilities within the region and other regions per RFD direction
  • Continually evaluate alternatives to drive down costs while increasing the standards for SHC Facility maintenance.
  • Reduce variable/fixed repair_ replacement expense as it relates to HVAC and Energy equipment by leading, training and coaching a productive team of Quality Maintenance Technicians in maintaining all components of HVAC & Energy equipment.

  • Develop solutions to help us standardize our approach to some of the most common issues using the KISS tool
  • Perform administrative duties utilizing the Sears Maintenance and Repair Ticket (SMART) system.
  • Interface with SHC personnel - DFM, RFM, RFD, MMPM, SM, DM, etc. must be able to communicate at a Technical level and have the ability to explain technical issues to non-technical associates.
  • Performs miscellaneous duties as assigned

Skill/Experience Requirements
  • Strong Knowledge of all aspects of HVAC, including but not limited to chillers, cooling towers, pumps, RTUS, AHUs, DX systems, boilers, pneumatics, dampers, condensate pumps, control circuits.
  • Strong knowledge of Energy Management Systems (EMS) including diagnosis and repair
  • Strong knowledge of lighting and electrical circuits, power systems and energy consumption, including ability to analyze causes of excess consumption and drive reduction
  • Ability to troubleshoot with efficiency and drive reduction in use of outside contractors
  • Ability to clearly leverage knowledge to provide mentoring and training to QMT 1 and QMT 2
  • Ability to analyze problems, clearly communicate findings, and develop solutions
  • Ability to perform local travel including a valid driver's license, access to a personal vehicle for travel between unit locations and meeting minimum auto insurance requirements defined by the company.
