The Real Estate/Asset Management Regional Teams support the company’s objective of monetizing its real estate assets by directing all Real Estate activities within a portfolio with a specific focus on optimizing process and communication to drive value creation. Critical to the support of the overall Asset Management team, this position provides day to day oversight of portfolio of THC assets as assigned. Key skills for success include timely execution of asset and portfolio strategies, including but not limited to: approved sale or lease transactions, REA and other counter-party approvals and effective management of day to day operational issues (lease renewals, LL/Developer inquiries, broker management, etc). Actively participating in and improving process management and shared communication across the broader Real Estate Team (Transactions, Construction/Facilities, Legal, and Finance) is critical. Identifying unique value creation opportunities based on individual asset knowledge is a plus.

This position takes and/or participates in negotiations with Principal and C-Suite level positions in development companies, Landlords and other external stakeholders with or desiring a relationship with TransformCo. The position requires someone who is tenacious in negotiations, fast on their feet, can make decisions, and understands the underlying company real estate strategy and the levers associated with real estate negotiation. This is a value generating as well as a portfolio defender position. Key accountabilities are to act as external liaison, lead the strategy team in evaluating and negotiating consideration for site changes and other requests and to be expert in the property e.g. documents, site plans, and external events. In addition to the external focus and managerial aspect to this position, the Sr. Director leads by example by negotiating deals, out parcels, rent reductions and other value added services.

Job Requirements

JOB DUTIES/RESPONSIBILITIES:
  • Maintains strong knowledge of regional portfolio including key details of real estate asset, landlord or developer partners and critical shopping center information
  • Leads sale, development or leasing negotiations on approved transactions to support overall portfolio strategy, both stand-alone within Real Estate team or partnering with Transactions team; Includes site planning review and approval with tenants and third-party approvers through document completion
  • Communicates issues and resolves problems to the satisfaction of the Vice President and President of Real Estate
  • Obtains necessary approvals from third parties to effectuate transactions done by other parts of the organization and/or with Real Estate from necessary real estate related organizations.
  • Creates short and long-term strategies for the designated properties that supports overall portfolio strategy, including proposed actions, timing, rationale and financial support for conclusion
  • Reviews and makes recommendations on third party approval requests including mall redevelopments, expansions, outparcels or other transactions as submitted. Includes review of applicable REA, lease docs and exhibits as needed
  • Responsible for functioning as the primary contact for the Vice President of Asset Management on all new initiatives
  • Captures key learnings from all initiative deployments and translate them into information that can be leveraged across the business
  • Performs supervisory functions, including but not limited to, making employment decisions regarding hiring, promoting, demoting and terminating, conducting performance appraisals and coaching and developing associates.
REQUIRED SKILLS:
  • 5-10 years experience in Real Estate Deal Making
  • Real estate documentation and terminology
  • Successful track record in negotiations
  • Excellent project management skills
  • Ability to manage a large team and drive results through others
  • Ability to be flexible to operate with changing priorities and timelines
  • Proven experience meeting or exceeding plan
  • Strong business financial acumen skills
  • Excellent leadership skills
  • Demonstrated communication skills, verbal and written, with ability to effectively present to senior management
  • Ability to develop strong partnerships across TransformCo
  • Willingness to travel
  • History of successfully implementing projects involving internal/external teams with measurable results
PREFERRED SKILLS:
  • Master's Degree
  • Relevant experience working for an apparel retail or wholesale organization preferred
